How To Sell A Timeshare Week For Maximum Cash

Firstly, a top tip that can save you a bucket load of cash. If the reason that you are selling is simply so that you can buy another timeshare week somewhere else, perhaps at a better resort or more promising location, you should look into part-exchange options before you do anything else.

But for those of you wanting to just ‘get rid’…

Make sure that your week is available for use and not banked with an exchange company or in a Points system. If it is, get confirmation that the use of your banked weeks are transferrable to any new owner.

Start by looking at what others are hoping to get for selling their timeshare weeks - visit ebay and craigslist and other timeshare websites. Some disreputable companies will promise you a sales figure much higher than the true market value, simply to lead you to part with an upfront payment for ’selling fees’ or ‘marketing costs’

There are resorts that will tell you that they will sell your week for you. Most do not have an active program, as its far more profitable to sale their own new apartments.

List as much truthful information as you can, ready to present to the world. Like selling a house, your list should contain information that potential buyers will find useful, whilst still extolling the main virtues:

State the obvious like the name of the resort, the time of year, the size of the apartment and so on (how many it will sleep) but also include things like who the trustees are, who manages the property, then go on to state benefits like ‘only a short distance from the airport’ , ‘newly built leisure centre on site’, whatever else is positive.

Extolling the virtues of your resorts location, facilities and local attractions as well as pictures of your apartment can build up significant perceived value when advertising your timeshare for sale.

Starting to advertise a timeshare for sale:

Many people first turn to ebay or craigslist. When you don’t get the sort of offers that you were hoping for, either in terms of the number of offers or the amount that you are trying to sell for:

Think BENEFITS. If your timeshare has a great golfcourse on it - or a famous one nearby - then don’t hesitate to start advertising you timeshare for sale to golfers! This includes the odd trip (or three) to all of your local golf clubs and asking if you can put a message on the members boards, in their newsletters, to their email base and so on. Get creative with your sales efforts and you will be surprised at the level of interest. THINK - who would most benefit from owning my timeshare? is it a scuba diving fanatic? A fishing fan? A bird watcher?

Free advertising is always good, so explore as many ways of getting free advertising as you can before going for the paid-for option. Their will be loads of free advertising opportunities, you just need to do a little work searching on google or msn or yahoo, whatever. Remember though, people don’t buy timeshare! - they buy luxury vacation opportunities - make sure that you have this in mind when you start putting together your advertising copy.

Local newspapers usually have a free section for (classified) private sales, as do many local websites ” which can have an astounding reach in terms of national readership.

Advertise in local supermarkets on their free customer notices boards; it’s suprising how many people look at these adverts and they are usually free. Don’t forget your ‘attention’ grabbing headline on your advert: “One week luxury golf, apartment in Aruba for six people, only $4,000″ is going to be better than ‘unwanted timeshare in aruba, $4,000 for quick sale”

Tell everyone that you wish to sell - family, friends, work colleague, your doctor, dentist, your kids facebook list!anyone and everyone that you meet up with - and offer them a commission if they find a buyer for you.

Resale Companies who do not charge upfront fees are always worth a look and Daltons weekly (in the UK) could work well for you too (make your advertisement more personal with testimonials of where you have been using your apartment on an exchange system).

For example, consider which of the following two classified advertisements you think would get the better response:

LUXURY APARTMENT sleeps 6, ideal for family or 2 couples, one week each year (different week each year or same week, you choose) for 24 years remaining on lease, fully equipped and managed, great on-site facilities, close to Disney, Florida. Can rent out and make a nice profit each year or use personally or loan to family / friends. Forced to sell due to illness. Currently selling at over $10,000 per week will accept $6,000 for quick sale….

Timeshare at xyz resort, sleeps 6, week 31, only 6,000 call 555-5515

Lastly, make sure that you are prepared to make a sale. Make sure that you have all of the neccessary documentation in order to effect a transfer of ownership. Your home resort should be able to provide you with everything that you need - or at least a check list of items. Get receipts for everything that you send - use recorded delivery and as always, seek legal advice ALWAYS!
